We’re deep in the unglamorous middle. After choosing a builder, the house price landed 30–40% above the earlier QS estimate—even with no design changes—so we simplified the house, which forced fresh structural and wastewater work and knocked timelines. The store remains the goal; the current blocker is a culvert decision that unlocks foundations, stormwater, and then consents. We’ve invested heavily (hundreds of thousands) but most progress is paperwork, not diggers. It’s frustrating—yes—but we’re still moving: lock the culvert choice, finalize designs, and get clean tender pricing. Thanks for sticking with us while reality does what reality does.
